SELLERS - PLEASE NOTE:
REALITY IS your home is likely to sell quicker and for more $ when you list your home on the open market with a broker whose marketing is thorough AND vast.
WHY ?
Because the more eyes = the more interest and the more interest = competition and......I'm sure you get the gist.
SO, WHY AM I OFFERING THIS SERVICE ?
Because some sellers don't want to deal with the hassle and stress of listing their home on the market, pure and simple, BUT they want to sell.
HOW IT WORKS:
Like a typical listing, you, the seller(s), and I meet - I tour your home, show you ALL homes that have sold within the most recent 30 days that are most similar, to your home, in square footage, bedrooms, bathrooms and lot size - all within the closest radius of your home.
We discuss and agree upon a realistic price you would sell for.
I snap a few photos, shoot 2 or 3 videos inside AND outside of your home and I set off to find a buyer - NOTHING to sign UNTIL I find a buyer.
IN CLOSING (Pun intended 😉):
I have a 1 page agreement you, the seller(s), and I sign AND a 1 page agreement I and the buyer sign.
This is a one time agreement per buyer that you sign ONLY when I have an interested buyer, so I'm NOT tying your home up while waiting for a buyer - meaning you have no obligation to me unless I find a buyer and IF the buyer, I bring, doesn't make an acceptable offer to purchase your home, then that one time agreement becomes null and void and you have no further obligation, to me, until I bring another buyer, at which point you sign a new document.
In addition, I pre-qualify EVERY potential buyer (They must provide verification of financial ability.) BEFORE I contact you to request a showing, BEFORE I disclose your address AND before I ask you to sign our agreement.
ONLY AFTER you sign our agreement, I provide you with the buyer's verification of financial ability and we set a day/time I can walk the buyer through.
IF/when a buyer likes your home and chooses to proceed with an offer, everything moves forward exactly like it would had you been on the open market and accepted an offer - right through closing/transfer of ownership.
