As I'm focusing on growing my business as a licensed broker, I'm, also, focusing on where/what geographic area(s) I want to operate within.
I'm on the MLS, daily, and I see houses listed by brokers who live 10s of miles away from their subject listing. I, too, have a listing that is 35 miles away - 70 mile round trip. My point is, wouldn't it be more beneficial - for the seller and the broker, if they lived local to each other ? Being local offers a vast array of benefits, not the least of which ensures flyers will be in the box/at the subject property. THAT is a pet peeve of mine, as I see so many houses that are, still Active/For Sale - but the flyer box is empty AND stays empty for weeks on end. Ok - back to my point: Another benefit is if the house is empty/vacant - the broker can, easily, manage/keep eyes on the subject. Home inspections, meeting with the seller(s), showings, etc. It's a long list of benefits in working with a broker who lives locally. So, that's my goal - growing locally. ......back to my pet peeve - if you're a listing broker and you have a flyer box on your sign, keep it stocked with flyers ! Who knows - it might, actually, help your business.....not to mention it's something your seller is noticing too ; )
