I'm a hard working, hard-driving real estate broker focused on results - and being this way is NOT easy. Why ? Because I pursue people who I know need a broker like me - many of these people have been trying to sell their real estate, lingering on the market for waaaayyyy longer than they, ever, needed to. I see it, literally, every day. I'm the guy calling on those houses that were for sale, but recently expired off of the MLS - and some of these people are angry !!.......and then they get a phone call, or a door knock, from me ! Some of these people are, also, convinced that "this wasn't the right time", "it's the economy", "my agent did a great job", "can't sell my house until the Spring", "I missed the market by listing late" and a whole string of excuses that aren't accurate. FACT: Buyers are, always, looking and there's a large population of Buyers, on any given day, that NEED and WANT to buy - and it's my job to ensure those, and every Buyer, finds your house. This house in the video, below, had been listed for sale by another agent for 85 days - had been reduced in price 2 or 3 times and never received any offers.....and had only had 6 showings/potential Buyers who had walked through the house. It expired from the market on 11/1/15: I called this Seller 14 times over the following 7 days and, finally, was able to reach them and have a conversation.
Because I'm, always, interested in what a Seller's experience was over the time they sat on the market, I was able to understand, more completely, what had transpired AND what needed to be done to get the house sold. On Thursday, 11/12 - I listed the same house, same exterior, same interior.......zero cosmetic adjustments (I did run a vacuum, cleaned the interior a bit), back on the market. Only difference ? My marketing. On Day 4, or 11/16, we had had 4 showings and received an offer and on 11/17, we received/accepted a full price offer. Am I bragging ?? NO I'm proud of my work ethic and abilities. By the way - the price that I PAY, every day, is hammering people whose homes expired and who have homes I know they want to sell AND whose homes I know I can get SOLD. During those phone calls and door knocks, I get all kinds of responses - many NOT very nice, but that's NOT my problem - because I know who I am and what I can achieve, regardless of the "market excuses", some of which I referenced above. So, if you've been trying to sell your home, here in Western WA, and it expires from the market, unsold - don't be surprised if you get a phone call and it's me on the other end of that conversation.
