That house in the background ?
Almost had it SOLD - twice. The owner ? Lived there for 32 years and died in the house - 7 months ago. I had 2 Buyers that were, VERY, interested in the house - couldn't wait to get inside and walk the 14 acres. One Buyer had me write an offer and completely freaked out when I told them that the "Seller" died in the house.......had me rescind the offer before the estate had a chance to review the offer. Despite my best efforts, that "Buyer" never wanted to see this house again. A few weeks later, another Buyer showed real interest. I told them, upfront, that the Seller died in the house. He didn't care, but his wife did. 1 week later, the house went under contract and closed/SOLD 3 weeks later. It was priced right (395K) and convenient to major shopping/routes and the land was certified organic. What's spooky is how people let insignificant things get in their way of happiness. Got another one for you: My 1st, real, client (Since getting licensed as a Broker) - I met them, we discussed their criteria relating to where they want to buy and what they want to buy. I put a search together and emailed them the results. A few days later, they call and tell me they really like one and want to see it, asap. I meet him and his wife at the house, they walk through and tell me they need to think it through. Next day, I follow up and they tell me to keep an active search going because they're not sure. Fast forward 6 days later - I get an email from this client, telling me they keep going back to believing that 1st house might be "the one" and asking what I think a fair price might be. I email him back, providing 20 day SOLD comps in the area - along with a price I think would spark interest from the Seller and, ultimately, get them a nice buy. I ask if they want me to write it up and he responds, saying they're going to think on it (again). A couple of days go by and I want to follow up, so I look at the listing and see it, literally, just went PI (Pending Inspection). I email my client, telling him the house is no longer available - and he emails me back, saying he and his wife are going to "drop out of the market for a while, but we'll contact you when we decide to come back in.". Fast forward: Turns out "my buyer" was working with another agent and using me to show and value the property that he had his "original" agent write up. He purchased it for 2K over my recommended price. These 2 stories pale in comparison to other stories I've heard. At the end of EVERY day, I love real estate and love working with people - so I'll continue to put myself out there. In my experience, the good far outweighs the bad. Shit happens though !! Attitude is 90% of anything you'll ever be successful, ...........or unsuccessful, at. How many Spooky Things will YOU have in your life ? Check your attitude. Mik
