Every day I hear a couple/few advertisements from "self-proclaimed gurus" stating they're looking for "partners" in my area....and, likely, your area too ; )
You know their names and they waste no time stating their claim to fame - from reality TV to the reality of their success and there they are, taking the time to develop a program to help you make thousands of dollars.
It used to be Carleton Sheets and Ron LeGrand that dominated the "guru" space, but reality TV and the internet have changed that - and it's off to the races.
Now you have a, vast, pool of "gurus" who are eager to sign you up and take your $$.
Truth is, most of these programs will cost you $$ and the statistics favor the "gurus" when it comes to YOUR success - in that it's, highly, unlikely - after you pay, that you'll do the work necessary to succeed.
Not only that, but it's the cost/pay to play that can be staggering and we're talking, on average, from thousands to tens of thousands !
Sparing you (and myself from typing !) from the dirty details, let me bottom line you:
All you need is common sense, time to do some research in the local (NEVER invest in out of area properties w/out 1st hand experience !!) markets you're interested in AND an experienced Real Estate Broker.
Flipping houses can be done in any market, because it's all about the #s = cost of acquisition, repairs and after repair value (ARV) that contribute to your return on investment (ROI).
Buy right, keep the repairs/updates w/in budget and re-sell at a profit (your margin).

By educating yourself, applying common sense, identifying and establishing working relationships with people who have the experience and expertise specific to your goals and staying in budget (Too many contractors WILL challenge your budget.), you'll be amazed at how successful you can be WITHOUT spending all that $$ on a self-proclaimed "guru"....not to mention the split you'll, likely, have to agree to - and I know that split WILL favor the "guru".
Find a broker with experience in flipping/investing.
All that info, they can provide you AND in your, local, markets you're considering - is priceless.
Then, it's as simple as staying loyal to your budget (THEE hard part !!).
Simple lesson, here, is to pay attention and don't short sell yourself.
Just like any investment - by taking the time to educate yourself - the higher the odds are that the payoff will favor YOU !
